What is an official certificate of search

When you purchase a property of piece of land, your solicitor will want to advise you of any matters affecting that land and how the land or property may be used.

The Local Land Charges Section carries out Official Local Authority Searches under the Local Land Charges Act 1975.  These official searches guarantee comprehensive replies to the LLC1, CON29R and CON29Oenquiries submitted by your solicitor or conveyancer.

LLC1 Form

The LLC1 form is a requisition for an Official Certificate of Search of the Local Land Charges Register and contains information registered against a property or land within the Tendring District.

The Register is comprehensive, and may contain information on:

• Conditional planning application decisions
• Tree preservation orders
• Anglian water drainage agreements
• Planning enforcement notices
• Essex County Council agreements
• Conservation areas, listed buildings and ancient monuments
• S106 Agreements

CON29R & CON29O Forms

The CON29R form comprises a set of standard enquiries compiled by the Law Society which allows the potential purchaser to find out specific information relating to the property.

The form covers matters such as:

• Road schemes
• Planning History
• Building Regulations

There are also 19 optional enquiries on the CON29O form that may be requested; these questions cover matters such as public footpaths and pipelines in the vicinity of the property.
