Small housebuilding scheme

Tendring District Council is looking for construction SMEs or landowners with plots of land suitable for building between three and nine homes as part of a national pilot scheme.

The district is one of just three areas chosen to test the initiative, being led by Local Partnerships – an organisation owned by the Treasury, the Local Government Association and the Welsh Government.

The project aims to see more small sites which are suitable for housing taken forward by small and medium developers or companies, who would oversee the process from start to finish.

Schemes would be financed by Tendring District Council, with the homes (and freehold interest in the land) transferred to council ownership once built to support social and affordable accommodation needs in the area. Properties must be built to a set specification.

The pilot aligns with Tendring District Council's adopted Housing Strategy, while learning from the trial will inform the future national roll-out of the initiative.

The pilot is aimed at smaller local house builders, ideally with projects which can deliver between three and nine homes on a single site. While schemes do not need to be shovel-ready, land should already be owned, under control or easily acquired. These can form part of larger mixed tenure developments, although the ambition is to bring forward affordable homes on small in-fill sites
